Bulgaria is a wonderful place and we hope you will enjoy it as much as we all do! We will help you avoid the pitfalls and make use of the benefits and will do our best to make your stay pleasant and your investment lucrative.

As you may already know, foreigners can not own land as natural persons but only the buildings on it (such as flats, office spaces or houses). If you wish to buy a house including land or a garden, you need to register a Bulgarian Limited Liability Company or any other entity (see Legal advice). It is not expensive and we can handle this for you. The property will be bought on behalf of your company and you will have the ownership of bothвате и двете.In Bulgaria, as a foreigner you may buy and own a property without land (such as flats or office space). If you would like to buy a house with land or a garden, you would register a Bulgarian Limited Company. This is not expensive and we handle this for you. Your company then buys the property and owns it and you are the owner of the company.

Laws have recently been changed on this and foreigners will be permitted to possess land in 2012. As from 2007 Bulgaria has already joined the EU, the legislation might change. However, this is the best current option for owning property including land and it is the most popular procedure.

IMPORTANT NOTICE

Foreign buyers should be aware that it is a common practice in Bulgaria to show a "tax value" on title deeds which is always lower than the selling price of a property. This is always at the request of the vendor and does not affect the transaction in any way

Also bear in mind that at present Bulgaria is a cash-based society. Few people use credit cards or checks (cheques). For this reason large transactions are witnessed and notarized (notarised). All Bulgarian citizens and residents have ID cards, so be sure to carry your passport with you. Any cash over 8000 BGN must be declared at the Customs where you will be issued a Certificate of Import. Failure to declare carries heavy fines. This certificate will be required when you deposit amounts over 8000 BGN into a Bulgarian Bank Account.
