Procedure

Choose Your Property Select from our list the properties you would like to view and send us the reference code. If you have specific requirements about a property and you don't see them in any of our database, you can send us an e-mail and we will try to find the property you need.

Inspection trip The best way to get the full picture of the property is to make a viewing trip to Bulgaria. If you decide to travel to Bulgaria we can help in booking a flight, suitable for you. We can also arrange the accommodation and the transport during your visit. We will show you around the local area and the property/s of your choice and this can take as long as you wish.

Land Buying a property land including requires setting up of a company. There are several options. The company does not need to operate - it is simply a tool to purchase the property. The company will be registered at the address of your new property.

Negotiations You must be aware that in Bulgaria there are such terms as "tax value" and "purchase price". The "tax value" serves state needs and it is used to calculate the required fees for the transactions connected with the purchase of the property. It is usually lower than the real market price of the property which is negotiated but it does not affect the transaction. The buyers can state their preference in the preliminary contract for the purchase.

Preliminary contract A Preliminary Contract and a 10% deposit paid to the seller is normally expected to secure the property. Most of the Bulgarian vendors wish that the "tax value" is written in the title deed / the preliminary contract, and not the actual price which the buyers pay. Please note that the deposit is non-refundable if the deal is canceled through your fault.

Checks It is advisable to perform the standard checks by a reputable Bulgarian solicitor. We can offer you a full independent legal service. When we are satisfied that your property has clear title and is free of liens, we can proceed with registration of your company and signing the notary deed.

Notarial deed Once your company is registered you are required to sign the Title Deed (Contract of Purchase).
At this stage you are charged some extra obligatory costs which will typically account for 3-4% of the purchase price:
• Notary fees – based on tables adopted by the Notary Fee Act
• National Registration Tax is 0.1%.
• Country Tax (the equivalent of the Stamp Duty in the United Kingdom). This is a maximum of 2% of the price in the contract which can be different from the real purchase price.
You have to arrange the balance of the purchase price (90%). However transactions can be completed in your absence by authorizing our agency to act on your behalf.

The property is registered with the tax office and if requested we arrange for utility and phone connection or transfer (The new owner is responsible for deposits and admin fees charged by utility & phone companies).

You have to consider that the usual term for moving out of the old owners of the property after completion of the sale is one month. This could be negotiated if you require a shorter term.
